Four Simple Steps to Your Next Home

  • Browse listings and review requirements.

  • Complete the application (one per adult living in the home). Fees will be credited back to you if you decide to rent with us. Email pay verification information to customerservice@entrerealty.com

  • Understand approval and move-in costs (listed in listing information).

  • Once we have received and verified your income information and you have reviewed the move-in costs, we can schedule a showing of the property.

Rental Qualifications

We believe in being upfront about our rental requirements so you can make an informed decision before applying.

Every application is reviewed using our established screening criteria, which include:

Income Requirements

Applicants generally must demonstrate a combined gross monthly income of at least three times the monthly rent. Supporting documentation is required.

Credit & Background Screening

We review credit history, payment history, outstanding collections, and applicable background information. Applicants with credit concerns may qualify for conditional approval with an increased security deposit.

All adult applicants must provide identification and complete the required application and screening process.

Moving into a new home is a big financial commitment. We believe you should know exactly what to expect before signing a lease.

Depending on the property and your approved application terms, move-in costs may include:

  • Refundable security deposit

  • First month's rent or prorated rent

  • Prepaid last month's rent

  • Applicable pet deposits and fees

  • Lease administration and other disclosed charges

Security deposit amounts may vary based on screening results and approved lease conditions.

We'll provide a detailed move-in quote outlining the required payments and due dates so you can plan ahead with confidence.

Pets Are Part of the Family, Too!

We understand that your pets are an important part of your family, and many of our homes welcome them!

To help protect our properties while accommodating residents with pets, the following fees apply:

  • Refundable Pet Deposit: $1,000 per pet

  • Monthly Pet Fee: $45 per pet

  • One-Time Pet Administration Fee: $250 per household with pets, due at the beginning of the lease (nonrefundable)

Please disclose all pets during the application process so we can review the property's pet policy and explain the associated costs before you move forward.

Service & Assistance Animals

Trained service animals and other qualifying assistance animals are accommodated in accordance with applicable fair housing laws and are not subject to ordinary pet fees, pet administration fees, or pet deposits.

Frequently asked Questions

  • We require prospective tenants to complete our rental questionnaire and screening process before scheduling private showings. We encourage you to review the property photos, details, and neighborhood before applying.

  • Screening fees are nonrefundable. However, when you successfully rent a home with EntreRealty, we credit the applicable screening fees toward your move-in costs.

  • Applicant need a combined gross monthly income of at least three times the monthly rent, supported by verifiable documentation, which will need to be emailed to us at customerservice@entrerealty.com

  • A lower credit score doesn't automatically mean you won't qualify. We review applications based on our established criteria, including payment history, outstanding debts, income, and rental history. Some applicants may qualify with an increased security deposit.

  • We believe in being upfront about move-in costs so you can plan accordingly. All EntreRealty properties require the following:

    • First Month's Rent: Either a full month's rent or prorated rent, depending on your move-in date.

    • Last Month's Rent: One full month's rent, plus the applicable monthly Tenant Concierge Package fee and any monthly pet fees.

    • Security Deposit: Required for each property. The amount may vary based on the home and application screening results. Generally one month’s rent if an applicant’s credit score is above 650.

    • Refundable Cleaning Deposit: A one-time deposit that is returned if the home is returned in the same condition as received, excluding normal wear and tear, subject to the lease terms. ($350-$550)

    • Lease Administration Fee: A one-time, nonrefundable fee of $350.

    • Pet Deposits (If Applicable): A refundable deposit of $1,000 per pet, plus a one-time, nonrefundable $250 pet administration fee per household with pets.

    All application fees are credited toward your move-in costs when you rent a home with EntreRealty.

    Before moving forward, you'll receive a detailed move-in quote outlining all required payments and their due dates so there are no surprises.

  • Many of our properties welcome pets! Policies, restrictions, deposits, and fees vary by property. Please disclose all pets when completing your application.

  • Once your application has been approved, you may be able to reserve a property by paying the required reservation deposit. The reservation terms, deadlines, and how the deposit will be applied are explained before payment.

  • Residents submit nonemergency maintenance requests through their online resident portal. This allows us to coordinate repairs and track the status of each request. Emergency maintenance instructions are provided to residents.
